See how a local 3-pack SEO case study helped a Phoenix real estate investor rank in Google’s top three results.
The Situation Before REIRank
When Ryan Castillo, owner of Desert Sun Home Solutions, first reached out, his business was three years old but you’d never know it from searching Google. Four total reviews. A five-page website that hadn’t changed since launch. Competitors and even local agents outranked him for searches he should have owned.
He wasn’t struggling because he lacked experience buying houses. He was struggling because, online, he barely existed.
Three things stood out when we audited his presence:
#1. Inconsistent business listings. His name, address, and phone number were formatted differently across a dozen directories — sending Google confusing signals about whether this was even a real, stable local business.
#2. Almost no reviews. Four total reviews, compared to competitors sitting at 80 or more. Sellers deciding who to trust with their house had no reason to pick him over anyone else.
#3. Thin content. Nothing on the site was built around how a distressed seller actually searches — no probate content, no foreclosure content, nothing situation-specific at all.
The Strategy
Phase 1 — Citation Cleanup & Technical Fixes (Weeks 1–2)
Before chasing a single new review or backlink, we fixed the trust signals Google was already reading — and getting confused by.
NAP cleanup across 40+ directories. Standardized Ryan’s business name, address, and phone number everywhere it appeared online, removing the conflicting signals that had been undermining local trust.
Google Business Profile claim and verification. Claimed the listing, verified it properly, and filled in every field Google uses to judge relevance and trust.
Technical SEO fixes. Resolved indexing errors and slow load times that had been quietly working against every other ranking signal.

Phase 2 — Review Engine & Local Content (Weeks 2–6)
Each keyword cluster had its own ad group, ad copy, and dedicated landing page. No more generic homepage traffic.
Added 120 negative keywords on day one — agents, realtors, MLS, listing, buy a house, homes for sale, and every variation. This alone cut wasted spending by an estimated 34% in the first two weeks.

A consistent review response cadence.
Replaced the generic “we buy houses” ad with four situation-specific campaigns:
Each campaign had its own Instant Lead Form with a qualifying question: “What best describes your situation?” — foreclosure, inherited, relocating, behind on payments, other. This single addition reduced unqualified lead volume by 41% while keeping total lead volume stable.
Phase 3 — Authority & Ongoing Optimization (Month 2 Ongoing)
With the fundamentals and the review engine running, we built the authority to keep climbing past competitors.
Local backlink outreach. Built relationships with the chamber of commerce, local news outlets, and community sponsorships to earn genuine local backlinks — not links from a low-quality directory farm.
Monthly Google Business Profile posts. Published regular updates and photos to keep the profile active, which Google rewards with better local visibility.
Ongoing map pack tracking. Monitored ranking position for a defined set of local keywords every month, and adjusted content and citation work based on where Ryan was actually losing ground to competitors.

What the Client Said
The Google Business Profile had gone from an afterthought with four reviews to the business’s most trusted first impression — turning map pack visibility into inbound calls from sellers who had already decided he was legitimate before they dialed.
The Numbers That Tell the Full Story
Metric | Before REIRank | Month 6 |
Google reviews | 4 | 61 |
Local 3-pack appearances (tracked keywords) | 2 of 20 | 17 of 20 |
Monthly organic leads | 1 | 44 |
Monthly deals closed | 0 | 5 |
Cities with dedicated content | 1 | 6 |
What Made the Difference
#1. Trust signals came first. Reviews and consistent business listings mattered more than another blog post — Google and sellers both needed a reason to believe this was a real, established business.
#2. A system for reviews, not a one-time push. Tying requests to CRM close events meant new reviews kept coming in every month instead of drying up after an initial campaign.
#3. Local, specific content. Six dedicated city pages built around real search behavior outperformed one generic page trying to rank everywhere.
What This Means for Your Business
If a seller searches your business name and finds four reviews from three years ago, the problem isn’t your reputation — it’s that nobody built a system to keep earning trust after the first few deals.
The investors who dominate their local map pack do three things consistently:
#1. They fix their citations first, so Google isn’t getting conflicting signals about whether the business is real and stable.
#2. They automate review requests, tying them to real business events instead of hoping someone remembers to ask.
#3. They build local, specific content, city by city, instead of one generic page trying to speak to everyone.
REIRank was built to deliver exactly this — for real estate investors who are serious about becoming the trusted, visible name in their local market instead of the one sellers scroll past.
